Pound for pound, converting an integral garage is the most affordable way to add usable square footage. The roof, the walls and the slab are already there — the work is insulation, damp course, front elevation rebuild and fit-out.

The common mistake is skipping the damp course and floor build-up because the existing garage slab looks flat enough. It\'s not. Garage floors sit below the house DPC, and converting without raising the floor and tying the DPC in is a rising-damp problem waiting to show up three winters later.

    100mm PIR dry-lined to the walls, 50mm over the new ceiling, full cavity insulation where retrofit is possible.

Do I need planning permission for a garage conversion?

Most integral garage conversions are Permitted Development — they're changes within the existing building envelope. You'll still need Building Regulations approval, though. Conservation areas, Article 4 zones and some Cheshire council areas are exceptions — we check at the site visit.

How much does a garage conversion cost?

A typical single-garage conversion to a habitable room with new insulation, damp course, electrics and plastering runs £18,000–£26,000. Adding a WC, shower or full en-suite takes the figure to £28,000–£42,000.

Will I lose my off-street parking?

Most converted garages weren't being used for a car anyway — but you should check if your deeds require off-street parking and whether the front driveway already meets that requirement. In some streets, losing a garage affects insurance premiums too.

How cold will it be?

Not if it's insulated properly. We'd typically dry-line the walls with 100mm PIR insulation, insulate the floor build-up to 120mm, and insulate the new roof void. Underfloor heating or a new radiator off the central heating system takes care of the rest.

Can I make it into a granny annex?

Yes, but using it as independent accommodation with its own entrance and kitchenette usually needs planning consent for a change of use. We'll walk you through the options.

How long does a garage conversion take?

Typical programme is 4–7 weeks on site. Integral garage conversions are quicker because the existing roof and walls are already there.
