Do I need planning permission for a loft conversion?

Rear dormers and hip-to-gable conversions often fall under Permitted Development if the new volume is below the allowance (40m³ for terraced, 50m³ for semi/detached). Anything on the front elevation or in a conservation area needs a formal application. We check eligibility at the free site visit.

How much does a loft conversion cost in Cheshire?

A Velux-only conversion starts around £32,000. Rear dormers typically run £45,000–£70,000 depending on size and en-suite. Hip-to-gable and L-shaped dormers push £60,000–£90,000+. Every quote is itemised so you see exactly what the price includes.

How long does a loft conversion take?

Typical programme is 9–14 weeks on site, depending on complexity. Scaffolding usually up for 6–8 weeks, internal fit-out the balance. We keep the existing house sealed during structural work so you can keep living in it.

Is my loft actually suitable for conversion?

Minimum usable height is 2.2m at the ridge. Truss roofs (common in 1960s–80s builds) need more structural work than cut roofs on older houses. We survey the existing structure on the first site visit and tell you straight if it's worth converting — or if a rear extension would give you more usable space for similar money.

Do I need fire doors and a protected staircase?

Yes. Building Regs require a 30-minute fire-resistant staircase enclosure from ground floor to loft, plus FD30 doors to habitable rooms. Mains-interlinked smoke alarms across all floors too. All handled as part of our build package.

Will I still be able to live in the house during the build?

Yes — the existing ceiling stays in place until we're ready to cut the opening for the new stairs, which is usually in week 6 or 7. Noise and dust during structural weeks are real, but the house stays habitable.
